  • Focus on Florida with some targets in Virginia & North Carolina

Building Criteria:

  • Stand alone, end-cap or in-line (ground up or 2nd generation)
  • Approximately 2.5 acres for stand alone
  • Building 120 x 170 = 20,400 + vestibule, loading, mezzanine

Site Criteria:

  • High traffic areas with direct access
  • Uninhibited visibility from primary road
  • At least 70 primary parking spaces

Demographics:

Total Population -

  • Desired 3 Mile (minimums): 65,000
  • Desired 5 Mile (minimums): 150,000

Median Age -

  • Desired 3 Mile (minimums): 40+
  • Desired 5 Mile (minimums): 40+

Total Households -

  • Desired 3 Mile (minimums): 25,000
  • Desired 5 Mile (minimums): 65,000

Median Household Income -

  • Desired 3 Mile (minimums): $65,000
  • Desired 5 Mile (minimums): $60,000

Numer Households with Income $100k+ -

  • Desired 3 Mile (minimums): 10,000
  • Desired 5 Mile (minimums): 20,000
